No. Listing is free, with no monthly fee and no time limit.

For a business with no lease or building (mobile, online, or home-based), a success fee applies only if it sells to a buyer BizUtah introduced, and nothing is owed if you sell to your own buyer or decide not to sell. A business that comes with a lease or a building is listed with no fee of any kind right now.

Not from us. The public listing shows the industry, the city, and the numbers. Your business name, address, website, and detailed notes are only shown to a buyer after they sign a confidentiality agreement and we approve them, and you can see who was approved.

BizUtah does. Buyers send their questions to us, we bring them to you, and we pass your answers back. Buyers never get your phone number or email unless you choose to share them once an offer is on the table.

About ten minutes. Five short steps, and your draft saves by itself so you can stop and come back. We read every listing personally and usually have it live within one business day.

Three: your asking price, your yearly sales, and your owner's profit (what the business makes for you after expenses, adding back your own salary and one-time costs). Round numbers are fine. Listings with all three get far more buyer requests.

Any time. Edit it, take it off the site, or delete it from your account. Editing takes it offline until we look at it again, which is usually the same day.

A seller who confirmed their phone number by text message and showed us a government ID. Verified listings carry a green badge and get more buyer requests. It takes a couple of minutes from your account page.

Yes, for the sale itself. BizUtah is not a law firm and does not give legal or tax advice. Have your own attorney or accountant review any offer or purchase agreement before you sign it.

Yes. Buyers are never charged anything.

Because the owner's employees, customers, and competitors don't know it's for sale. The name, address, and detailed financials are released to you after you sign a short confidentiality agreement online and we approve your request.

You answer three quick questions (budget, timing, how you'd pay), tell us a little about yourself, and sign the confidentiality agreement with your finger or mouse. We look at every request personally, usually within one business day, and email you when the details are unlocked.

In plain terms: keep what you learn private (your attorney, accountant, or lender are fine), don't contact the business's employees, customers, suppliers, or landlord on your own, and for 24 months deal with that business only through BizUtah. You can read the full text before you sign.

Yearly sales is everything the business took in over the last 12 months. Owner's profit is what was left for the owner after expenses, adding back the owner's own salary, benefits, and one-time costs. Brokers call it SDE.

Once you're approved, message BizUtah in your conversation and say what you'd like to offer. We prepare a Letter of Intent for both of you to sign online, and the purchase agreement after that.

Not at first. Questions go through BizUtah so the owner stays confidential. Once an offer is signed and both sides are ready, we open a direct line.

The information comes from the seller. We review listings for completeness but do not audit them. Ask for tax returns and bank statements during due diligence, and have your accountant look at them before you close.
